Landlord false advertisements?

We recently moved into an apartment. The apartment we called about was taken but the landlord said he had another place for rent. He verbally told us that a working washer and dryer were included. When we got here the washer and dryer were both broken. It took him three months to finally get a new dryer and it was broke when we got it. We had to pay him for some parts that needed fixed. Now the washer is broke again and he keeps telling us that he dosn't furnish a washer and dryer. The only reason he fixed them the first time is because he said we seemed like ';good renters';. We haven't been able to do laundry in the apartment since we got here about four months ago. Is there anything we can do? Please help.Landlord false advertisements?

Call the newspaper and get a copy of the ad. Show it to the landlord and tell him to fix it or be prepared to go to court. He will say that the apartment you took was not the one in the ad so you are probably screwed. You counter with the washer and dryer were furnished with the apartment and you have a reasonable expectation to expect them to work. If you don't have a lease, give him 30 days notice and move. If you move and have a lease, be sure you take lots of pics and see if you can get a free estimate on how much to fix the washer and dryer and hang onto that in case he tries anything . . .and he sounds like the type that will.


There are laws about withholding rent and you have to follow them exactly and that you need an attorney for. You cannot do it yourself or you will be evicted.
Your landlord sounds like a scammer. However, if your rental agreement does not state that a washer and dryer is included in the rental, I don't think you can do anything to force him to provide them. Verbal agreements aren't usually binding in court. If I were you, I would start looking for another place (assuming you're not stuck in a lease). There are plenty of places to rent now. Good luck.
If the washer %26amp; dryer are included in your lease, the landlord must fix them at his expense.





If they are not include...he is not required to repair or replace them.
He is not required to provide you with a washer and dryer and they are items that can be removed at anytime.
